During Design Development, the design documents should progress sufficiently to illustrate detailed information for aesthetic and functional descriptions of the program, envelope, structure, mechanical, electrical, plumbing and other systems, in alignment with the budget and schedule. Design meetings and presentations will continue, although may not be required as frequently as during Schematic Design. Major project elements, including equipment, fire protection, mechanical, electrical, structural, telecommunications, and plumbing systems, are designed and coordinated through enlarged scale drawings and detailed elevations and plans.
With the full project budget approved for large projects, the project team works to allocate design contingency appropriately. The User Group works with the CPD PM, design team, and construction team to understand the costs of the program and the architectural design. On small projects, the User Group and CPD make decisions jointly on the allocation of design contingency, within the framework of the Contingency Management plan. On large projects, CPD and the User Group make joint recommendations to the project Steering Committee for allocation of design contingency.
