During the Construction Documents phase, final design details are worked out and reviewed by the University stakeholders. MEP equipment selections and system design are completed by the design team and reviewed by the technical groups. Final interiors, furniture, IT, A/V, and security drawings are prepared and reviewed by applicable stakeholders. Final construction specifications are written.
For small projects, the architect and CPD project manager assemble documents, with the assistance of Procurement, to issue the construction services RFP and drawings for bid to the agreed upon list of General Contractors.
For large projects, the Construction Manager uses the 100% Construction Documents to assemble bid packages for all trades. Drawings, specifications, and bid packages are reviewed with CPD and Procurement and approved for issuance to the approved subcontractor bid list.
CPD and the Architect finish assembling the construction quality management plan. The plan is included as an exhibit to the RFP for Construction Services to ensure that the General Contractor signs on to the plan as a condition of contract issuance during Mobilization. If the project has a Construction Manager, the CM will confirm during GMP negotiation in the next phase that they have included compliance with the quality plan.
